The problem

Your relocation vendor's incentives probably aren't yours.

Most relocation management companies charge employers only a modest service fee — often 1–2% of total relocation spend, sometimes nothing at all. That looks like a bargain until you trace the rest of the revenue. It comes from real estate referral fees on your employees’ home sales and purchases, commonly 35–46% of the agent’s commission, plus markups layered into the supply chain: household goods shipments marked up 7% or more, temporary housing marked up several dollars a night, and vendor rebates that never appear on your invoice.

The referral fee is the part that damages the employee experience. When a provider demands nearly half of the commission, the best agents in a market simply decline the business. What’s left is whoever will accept the terms — often a junior producer learning on your transferee’s largest financial transaction. The employer pays a low fee and the employee absorbs the cost in a slower sale, a worse price, and a harder first ninety days.
